I’m very, very late to the refi conversation earlier, but I have to ask…. I currently have a 30 year fixed at 4.25%. Ive always heard it’s not wortrh refinancing unless you drop a full point. Is this true, and what are the current refi rates? Yes, I’m a dumbass, so just answer the question if you know.

There are refi breakeven calculators around if you want to check them out. They’re mostly accurate in my experience. I just closed on a refi through HARP last week, and went from 6.125 to 3.5 APR. Made a huge difference to me. Lower payment on a shorter term.

that is what I have always heard as well. I did a re-fi with a HARP back late last summer and dropped it about 1.5% points. if you are at 4.25% you will have a tough time getting a full point below that IMO.
