So very true. We recently had an appraisal for a refinance. Just littered with errors. Couldn’t even get the type of siding right. Also couldn’t count the number of bathrooms or see that the basement was finished.

Appraisal industry is full of all kinds of weird regulations, many of them new in response to housing bubble. In certain areas, I don’t think they consider any improvements below grade.

I still enjoy house hunters, even though it is all fake. Crazy when you see a 4 bedroom house in Atlanta costs something like $120K, while that same house in Northern VA would cost quadruple that amount.

We are in the middle of selling/buying a house right now. You know who’s fucking useless – appraisers. The bank picks them, and you pay them hundreds of dollars for them to come to your house for 10 minutes, and then they issue an error-filled “report” on the value of the house.
Then, when you complain to the bank about the shitty job they did, the bank claims they are not allowed to talk to them due to lending rules/regulations. What a fucking joke

back when the housing market was going buck wild, appraisers seemed to basically rubber stamp higher values so lenders wouldn’t question sales. now, I imagine they’re more conservative. I honestly don’t know what my house appraised for when it sold, we sold it far below what we paid anyway lol
