Eating better, period will help.
Breakfast including oatmeal and some fruit (strawberries or bananas) is a good start.
Have some nuts handy for morning snacks. Unsalted almonds with dark chocolate (very healthy) is a good mid-morning or mid-afternoon snack.
If it isn’t caffeine that is your problem, green tea is a great and healthy alternative to coffee. Decaf pomegranate or mint team is also solid if its the caffeine that’s giving you problems.
Also, get a souped up multi vitamin. Go to your local health store and ask them what they take for a multi. It will likely be expensive, but those work to help with energy.
You’ll find that you wake up better. Feel better during the day, and will likely lose weight as an added bonus without really trying to do so.

Fruits are loaded with natural sugars that give you energy. They are easier for your body to break down and use for energy instead of store as fat (fake sugars like chocolate or soda are stored as fat).
Bananas, strawberries and grapes are good mid-morning and mid-afternoon snacks. Do your best to avoid sugar intake about 3-4 hours before bedtime.

well, my refi comment wasn’t exactly fully baked. What I meant to say was you’d be crazy to not take the low rate, take the extra savings and do something more valuable with the money. The time/value of money at that low of a rate would be a no-brainer to spend it elsewhere. Hell, you can take the savings and pay it on the back of the principal if you want, but the smart money is to not do that right now as you aren’t really “making” a whole lot be doing that because the rate is so low. Does that make sense?

yeah, it was a no-brainer for me. I went from 6.50% to a 4.50%. I went with a 30 year, although the option was there for a 15, just didn’t want to pay that much per month. I had a real good mortgage broker at the bank, which helped as well.

Shawshank Redemption is a movie I’ll just have to watch soon. Too many people I know have it on their “all time favorite” list.
I know I’ll like The Sopranos. Mad Men, I’m not too sure about. Just the discussion of the show I’ve seen here and at Sepinwall’s blog, it doesn’t seem like the type of show I normally enjoy.

I watch a lot of TV. But sports, military history, nature shows, and science related documentaries take up most of my viewing hours. I am pretty much caught up on all the new shows and movies that are worth watching. It’s the old stuff that I haven’t had the chance to see yet.

one of my proudest moments was figuring out the tax liability of the refi all on my own. I was crunching the numbers, and all of a sudden i realized that we wouldn’t be able to write off nearly as much in interest payments. So when talking with the lender about it, thats one of the first things that was brought up and they said that almost all of their borrowers go 30 year once they hear that. Now, nothing is stopping you from going 30 year and paying down the principal. However, at some point you will pay it down where PMI and the interest itself can either not be written off (PMI) or you start to lose money (loan interest).

PMI is no longer tax deductible. Most lenders offer to roll the PMI into your loan at a 1/8 of a point higher rate. It actually makes your monthly payments less than regular PMI and more for a tax write off. It makes complete sense to do it this way, unless you plan on staying in the house for over 10 years.

Agreed. The thing I had been thinking about is the quicker pay-down gets you above water sooner at which point you can sell the house if you need to or want to. We may want to move in 5-10 years so that would be nice.
